MRT-7 and other infra projects to fuel growth in San Jose del Monte, Bulacan properties

If you’re looking for a promising location to invest in real estate, Bulacan should be on your list. Over the years, Bulacan has witnessed steady economic growth. Today, it continues to make waves, thanks to its proximity to Metro Manila and various government-led infrastructure developments that are underway.

MRT-7 and other infrastructure developments to boost real estate in SJDM.

One of Bulacan’s cities that has been gaining a lot of popularity amongst home buyers and property investors is San Jose del Monte ( SJDM ). Situated north of Metro Manila, San Jose del Monte offers a relaxing suburban lifestyle while still being close to the conveniences of the metro. SJDM is located near major highways and expressways, including the North Luzon Expressway (NLEX). This makes it easy for residents to travel to and from the city. Plus, it is also near neighboring Bulacan towns such as Marilao, Sta. Maria, and Norzagaray.

· MRT-7 San Jose del Monte’s real estate growth is fueled by infrastructure projects set to improve the quality of living of its residents and attract new investors to the market. Among these projects is the highly anticipated MRT-7, a rail transit system which will link San Jose del Monte with Quezon City, Caloocan, and other key regions. According to BusinessWorld, the MRT-7 is expected to begin full operations in the second quarter of 2025. Once it’s up and running, it will provide a faster and more convenient mode of transportation for people living in San Jose del Monte. It will also connect SJDM with the greater Metro Manila area, which will bring even more people and businesses to the Super City of Bulacan.

· NLEX-SLEX Connector Road Along with the MRT-7, the 8-kilometer, 4-lane tollway NLEX-SLEX Connector Road is another highly anticipated infrastructure project that will extend the alignment of NLEX and SLEX which will improve mobility and help ease traffic congestion. Last March 27, an announcement on DPWH’s website shared the news that Section 1 of the NLEX-SLEX Connector Road was officially opened.

· San Jose del Monte – Doña Remedios Trinidad Bypass Road The San Jose del Monte – Doña Remedios Trinidad Bypass Road Bypass Road (SJDM-DRT) is anticipated to provide better connectivity and accessibility once it’s completed. This roadway will serve as a much-needed alternative route for motorists traveling to and from Bulacan and Metro Manila. This new bypass road is also expected to reduce the number of cars on the road, resulting in less traffic congestion. According to an article in inquirer.net, SJDM-DRT Bypass Road will shorten travel time going to or from San Jose del Monte and Doña Remedios Trinidad from over an hours to less than 20-minutes – a significant improvement from the previously arduous hour-plus trip.

These projects are expected to attract more property buyers to the city, making it an even more attractive location for real estate. Additionally, the upcoming construction of the Bulacan International Airport is set to further boost the city’s economy which will create more job opportunities for SJDM residents.
